This song is basically about a guy who falls in love with his best friend who has spent a lot of time with.
In an interview with Chris, he tells the meaning of this song as well as Belle of the Boulevard. This song, he explained, is about his summers in Florida and how rich families would stay the summer. He says he would fall in love with a different daughter every summer and at the end of the season the rich families would throw huge parties. Natives weren't usually invited, but he and his friends found ways to crash them and had ins with the daughters.

I think that this song is about two friends that spend a summer together, and before they have to leave they crash a hotel party. There he realizes that he is completely in love with her.

When I hear this song, I think of one of my guy friends who I love more than a friend, but yet, we will only remain friends. He was the first one to really "steal" my heart.
So I do believe it is about unrequited love, or possibly love that once was, but then "faded" away.
The "We all look like we feel" line is SO extremely powerful. I get chills everytime i hear it.

I think this song is about a man going to one of those fancy dances and a women just stole his heart that she is the one of many who he notices dancing cause he says:
"I watch you spin around in the highest heels
You are the best one, of the best ones
We all look like we feel"
and he says from the ballroom floor which meaning a dance

Well the falling in love with your best friend seems right. But I was just looking at the lyrics and it seems like he's in love with a stripper! "Watch you spin around in the highest heels you are the best one." I don't know, maybe I have a warped imagination but who wouldn't fall in love with a stripper during the summertime??

I think that this song is about someone he loves but doesn't necessarily want to, so she "stole [his] heart".

I agree with the first one.
"we watched the seasons pull up its own stakes"
means its been a while
